Imagine for a minute you find a vendor or seller who desperately needs to sell their house today, for whatever price (yes whatever!, more later).
You know you are able to afford the repayments on the house, but might not get the approval fast enough to secure it, TODAY. What are you left to do? Well unfortunately, you will miss out on this property, just like everyone else the vendor has called or asked to buy it.

Anyone can go to the window of an agency and choose at random a property that may become a good investment, and I suppose this is what people do, but if you were trying to buy one house a year you need to know with some certainty that buying this house may help you achieve your goal.
But, what if you were able to pick it up at 5% cheaper your returns are a bit more, your mortgage will be a bit less, and hopefully you could build equity almost instantly upon settling.
