Don operates from his home and finds everyday solutions for investing issues. He uses the internet do the hard work of inspecting and viewing properties before spending valuable time. He has studied many authors and real estate gurus and uses a variety of strategies to make money from real estate.

Don is currently is involved in Vendor Financing people into homes and units across Queensland and Northern NSW.

Why Invest in Real Estate at all?

I will explain why I decided real estate was for me.

I wanted something to show for when I retire. I had seen my parents’ peers retire with nothing more than sore bones and an old house. I was half way around the world cooking and living in hotel staff accommodation. It was a great way to see the world. I worked hard for some of the best chefs in Britain. I was earning good money, but had nothing to show for my hard work.

I wanted to keep the money, but not the hard work. So, I made the decision I was going to take steps to find the Holy Grail that wealthy people knew and my parents did not know.

At the time, I was working in Scotland as a chef and this was also around the time the first “Rich DAD” books came out. I was brought up to be honest and loyal to my employers and elders; but this book threw that idea out the window. I now had my education from my family that said work hard and get somewhere in life, whilst Rich Dad was talking about going out on your own and create wealth.

Therefore, what did I do? Nothing, just like 95% of people who read books go to wealth creation seminars.

I was not able to create wealth; I just did not know how to do it. I found Rich Dad had written a book on what he did with so many gaps within the information you could be talking about anything. Therefore, I needed more ‘like minded’ information. Now googling “wealth creation” will come up with so many get rich quick and retire young rubbish you could really lose your cash FAST.

I was now working on Lizard Island surrounded by some of the wealthiest people I had ever met and being a senior member of the kitchen I was encouraged to mingle and chat to the guests.

I worked out quickly that these people were not any better than my parents were. In fact they were the same – they just had bigger bank accounts. They did not speak, look or act any different. They were just fortunate enough to have earned money through either business or real estate, just by living in it or having people rent it from them. However, I was a chef working 2 years here and there; I did not want to commit to real estate, as I did not know where I would like to cook next.

I then had to realise that real estate was hard to commit to and so why not something else?

So I did what many people did who were at my stage of personal awareness – I ordered Anthony Robbins’ Personal Power II. Yes, I ordered the CD set and used to find that I was doing affirmations and subliminal programming until I fell asleep at night. I got very tuned into the reasons about taking action and making goals a priority. One action I was going to take was about education on wealth creation, so I ordered the Rivkin Report, Rene Rivkin’s weekly share market report indicating buys, sells and recommendations for what to look into and what to watch out for.

I learnt so much from that man and bought and sold what he recommended, and what I could afford for 12 months, but realised I was not replacing the need for working as a chef to working as a share trader.

I hated the fact that I was constantly thinking about the share market and would be wondering how long until it opened or closed at any point in my day. I discussed share trading one day with a waiter on the island and found he had three investment properties. How could this person have done that on less money than what I was on? He was a little bit older than I was, but he had more property than my parents had and he was 15 years younger. This was when I realised there was another way to achieve my wealth goals.

I had been reading books and stumbled upon John Burley’s book, Money Secrets of The Rich and was impressed that he had bought houses with none of his own money. This was something that I could do. It was great, so I went to the usual websites to look for properties so I could use my strategies. Unfortunately, the phrases “this one can be bought no money down”, or “use my money to buy this house” did not appear on the websites saying or signs at houses

I was home one evening and my girlfriend saw a guy on Today Tonight, the great Aussie Battler, Rick Otton. He is a just a guy who buys houses and makes them available to people who don’t have a large deposit, have a bad credit rating or are new Australians.

He was actually vendor financing the new owners into the houses. He was portrayed to be a saviour to the low to middle working classes of Western Sydney and he was making a great return on his money every week.

This was an excellent opportunity for me to copy what this person was doing and retire young, rich, and happy. Therefore, as you can image I went to his website and found that he had a manual for sale to do what he does everyday to make serious returns.

I had now moved to the Gold Coast and when the WRAP PACK came out I bought it online and I went for it, offering people money on their houses using scripts to talk to real estate agents and owners. Then Rick held the Positive Cashflow Boot Camp one Easter and we went and learnt all the techniques, talked with people about what they do and found there was a fair number of people doing this all over Australia.

Since then I have spent countless hours investing in further books, seminars, events and programs to help educate myself in these fields. They include Steve McKnight, John Burley, Dolf De Roos, Peter Spann, The Reno Kings and Anita Bell just to name a few.

I am not saying that Real Estate is for everyone, I know people who make a great living from shares, options and small business. I know I have tried being a trader more than a few times, I just hate losing money and cannot sleep well if I have money in the market.

Real Estate makes sense to me, you can drive by it. It is easy to get more when you know how.
